*An eligible cooperating buyer's agent may receive an advance payment of half their commission within 10 (ten) business days after a sales agreement is fully executed, and the remaining half of the commission at closing, provided there is a fully executed sales agreement between the buyer and Ashlar Homes LLC, subject to the following terms and conditions. The purchaser, represented by the cooperating agent, must have executed a fully executed agreement with Ashlar Homes. The purchaser must have paid the required earnest money deposit in full, equal to or greater than three percent (3%), as stipulated in the contract. Upon verification of the fully funded earnest money deposit, Ashlar Homes shall, at its sole discretion, advance half of the cooperating broker's commission. The maximum total commission is limited to 3% of the net sales price (sales price minus any discounts or concessions), as specified in the contract, and shall otherwise remain subject to the terms and conditions of the purchase agreement and cooperating broker agreement. If the purchase agreement terminates, is canceled, or otherwise fails to close for any reason, the purchaser understands that their earnest money deposit is non-refundable. Ashlar Homes may modify, suspend, or terminate this program at any time without prior notice. Additional restrictions and eligibility requirements may apply.
